Real Estate Search: You know the old saying in real estate, “Location, Location, Location”? When finding the perfect piece of land to build the perfect home on, there is no difference. There are a few key factors to keep in mind, when looking for that perfect piece of property. These factors include:

First, let’s think big picture… Would you rather live in or out of the city limits? Both have their pros and cons. Keep in mind the activities you and your family are involved with or enjoy, and which of those activities are allowed within the city limits or out of the city limits.

Once the decision is made to live in or out of the city limits, now think about where in the city or country you want to build. Look at the other homes in the area. Are they of comparable value to the home you want to build? This factor is important due to appraisals and property values.

Another important factor to think about is the commute. Take particular notice of the traffic volumes during times when high commute volumes are likely. The times may vary, but generally between 6-10am and 3-7pm, you will see higher traffic volumes. Will you be able to live with the noise? Will you be able to live with the commute time?
There is an endless list of factors to think about when deciding on the perfect piece of property to build your perfect home, but we believe the factors stated above are key in helping make the right decision for your family.
Real Estate Landscape: Take a close look at the landscape where you would like to build. Is the landscape flat (level), or does it have a lot of grade change (hilly)? The flatter (more level) the landscape, typically less earthwork will be needed, resulting in less costs for earthwork; On the other end of the spectrum, the more grade change (hilly) the property is, typically more earthwork will be needed, resulting in more earthwork costs.
Real Estate Acquisition: It is a must to obtain an Owner’s Title Insurance Policy and a Survey Plat of the Acquired Property. An Owner’s Title Insurance Policy ensures that you have gained clear title to the property. Without the Owner’s Title Insurance Policy, you may purchase property involved with ownership disputes or liens that you are responsible for. You can order the policy from a local title company when you sign an earnest money contract, rendering the policy available when you close.
A Survey Plat is a drawing that reveals property details such as ingress/egress and home placement information. Ask the surveyor to mark the property corners using flags. If you have not done so already, now is a good time to check the flood plain zoning. Ask your surveyor to provide a “flood stamp”. This stamp indicates the property as being in zone “X” or “C”. If there is no indication of which zone, check further into the property. A title company can order the survey for you or refer you to a surveyor.
